Question: Renewing a short-term commercial lease?

We are renewing our first commercial lease this month. We have been in the same building for our first lease period of 12 months. The landlord leased the building and surrounding property to us and then built a 2 car garage on the property and leased it out to another tennant. We are now sharing the space formally occupied by only us and I would like to know how to handle our new lease? We were responsible for all lawn care at this location and now he has two tennants. Is he in default of the old lease? Can we recoup some of the rent money for the last year? How do we determine a far rent amount?

Question: Water Faucets: Which are the most eco friendly/green? Also an electrical question.?

I'm doing a project for my environmental class and I'm writing about water faucets and which consume the least water and are the most eco friendly. Anybdy have any input? References would be useful as well.

Another question I have:

Question: what's better oreck, electrolux or kirby?

i have the new kirby diamond edition and i had the upright electrolux. i have never tried oreck but i was wondering what you all think is better? the oreck wheighs only 8lbs but the kirby is a monster i can't even lift the thing. there is no way i can get under the bed with it either. my old electrolux was one of the smaller slim styles so it was lighter than my kirby and was able to get everywhere. i'm just really thinking about buying an oreck so please help me out. by the way i paid 800 two years ago for the kirby...thanks in advance..
